We calculate Property Sale to List Price Ratio by averaging Original List Price and Actual Sale Price for properties in that area.
Sale to List Price Ratio is not based on the area median sale price and area median list price.
Common Misconception:
Based on the example below, 101% is the average of the sale to list price ratio for properties A – F.
Property G is not included in the average for the neighborhood because it's below 70% and is considered an outlier.
